Cleaning is the difference between a hot tub that looks good in listing photos and a hot tub that earns five-star reviews from people actually sitting in it. We handle both ends.
What's included in a cleaning visit
- Surface scrub — waterline, shell, jets, headrests
- Filter clean — physical rinse, chemical soak if overdue, replacement if past life
- Cover top and underside — clean and condition vinyl, check for waterlog
- Cabinet wipe-down — exterior panels, edges, latches
- Quick chemistry check — pH, sanitizer, hardness; light adjustment included
- Photo log — before/after, water reading, timestamp
Cleaning visits are not a substitute for a full drain & refill. They're the routine maintenance that keeps a tub looking and feeling premium between drains.
Common cleaning scenarios
Cabin turnover (between guests)
We coordinate with your housekeeping schedule. A quick visit between guest checkout and the next check-in, focused on visible cleanliness and water clarity. Roughly 30 to 45 minutes per cabin.
Recurring weekly or biweekly
Best for STR portfolios and high-end homeowners. We're on a route through your properties, every cabin gets the same checklist, and you have a documented service record. See recurring maintenance for contract pricing.
Deep clean (no full drain)
For tubs that look fine but aren't quite right: cloudy water, mild scale, slow drains. We circulate a non-acid cleaner through the plumbing, scrub the shell, deep-clean filters, and rebalance. Roughly 90 minutes. Often defers a full drain by 4 to 6 weeks.
What clean actually means
A clean hot tub means three things, in this order:
- Sanitized water — proper sanitizer levels, balanced pH, no biofilm growing in the plumbing
- Clean surfaces — no waterline ring, no slime under headrests, no residue on jets
- Clean filter — flow is unrestricted, which keeps the heat and chemistry stable
Most "clean" hot tubs you see at cabin rentals have nailed surface cleaning and missed the other two. Guests notice within an hour of sitting in it.
Pricing
Single cleaning visit pricing depends on tub size and access. As a guide for the Broken Bow area:
- Standard turnover cleaning: $60 to $95 per cabin
- Deep clean (no full drain): $120 to $180
